Currently throughout Metropolitan Detroit the real estate market is facing challenges that just a few years ago we thought we may never see in our lifetime. Inventory levels, meaning the amount of homes for sale in Michigan, are currently at an all-time low. The market has shifted in favor of the seller with much more demand than supply. Many buyers are getting frustrated with the bidding wars and leaning towards buying a new home or even building their own home.

Communities and builders

Novi’s newer housing sits alongside established subdivisions, often along the Grand River, Twelve Mile, and freeway corridors, plus townhome and condo communities closer to retail. Some of those neighborhoods are still releasing homes. Others are built out, with only an occasional spec or resale. Builder lineups change, and a sales office that was open last season may be closed now. We compare what is actually available — community by community — instead of treating “Novi new construction” as a single product. If you already have a builder in mind, bring the community name and we will look at that community’s current homes, lot types, and what is already under contract.

Inventory

What you can tour falls into three buckets, and the bucket matters more than a citywide total. A completed spec can be walked and, if it is listed, usually shows up with the other Novi homes for sale. A home already under construction may be available only through the builder, with finishes partly chosen. A to-be-built home is a lot plus a plan, and the choices (elevation, structural options, and allowance amounts) are the purchase. Inventory moves when a phase sells out or a spec closes, so a count published on a brochure goes stale. We check the MLS and the builder’s current availability before we tell you a home is still open.

Timelines

A spec home can close on a schedule closer to a resale purchase, once financing, appraisal, and the builder’s punch list are done. A home under construction depends on how far along the build is and on weather, trade schedules, and municipal inspections. A to-be-built home is the longest path: plan selection, permits, construction, and then the same closing steps. Builders quote estimated completion dates, and those dates slip. If you are also selling a house, line the two timelines up before you sign the builder agreement. A delay on the new home is what leaves some Novi buyers owning two houses, or owning neither on the day they expected.

Buyer representation

The agent in the model or the sales office represents the builder. MARK Z can represent you. That means comparing communities, reading the purchase agreement, and walking through incentives, upgrade pricing, and what is included versus what is an extra. Not every builder pays a buyer’s agent the same way, and some restrict negotiation on price while still negotiating on options or closing costs.
