You may have heard the term, "Deed in Lieu of Foreclosure."  Essentially, a "deed in lieu of foreclosure" is when a borrower gives all of the property to a lender in an effort to avoid a foreclosure on a defaulted loan.  While this seems fairly drastic, this can help the borrowers avoid the financially and emotionally taxing efforts associated with foreclosure.

Many borrowers choose this option because they are immediately released from the debt associated with their defaulted mortgage.  In addition, a borrower's credit score will be less damaged by a deed in lieu of foreclosure as oppose to going through a foreclosure.

When you purchase or refinance your home, you will receive a GFE (good faith estimate) from your lawyer approximately when you will go into escrow.  This GFE will describe in detail the information for your escrow account; this is commonly referred to as insurance impounds and property tax.  This may or may not be necessary depending on the agreement you and your lender reach.  Here's what you need to know about escrow:

With plenty of entertainment found inside a 60,000 square foot outdoor tent, Cinco Bash will be one of the best events in the area for Cinco de Mayo. It will be held in the West Village Commons located on West Village Drive in Dearborn. The event will be held on May 1st and 2nd with plenty of entertainment and fun for all ages.


The bands have yet to be announced, but there will be plenty of the coming to the festival. Along with live bands, you can enjoy DJs, dancing, a kid’s zone and more. There will be plenty of authentic Latin and Salsa music for all to enjoy.

This afternoon, MSHDA has announced the return of the National Mortgage Settlement Homebuyer Assistance Grant. This is a $3,000 grant for first time home buyers or $5,000 for active military and veterans who are first time home buyers. Unlike the 2012/2013 grant, this can only be used in combination with the MSHDA MI First Home loan program (with or without MSHDA's down payment assistance). MSHDA's rates are 3.25% without down payment assistance or 3.75% with down payment assistance. Rates are lower for properties purchased in Detroit, Flint, Hamtramck, Highland Park, Inkster and Pontiac. There are no geographic restrictions for the grant or down payment assistance programs; however there are income limits based on the area that they are purchasing in.
