The Village of Wolverine Lake is located inside Commerce Township, in the Walled Lake School District. All the homes in the village have either lake, beach and boat access nearby, or they are lakefront homes on Wolverine Lake. There are usually anywhere from 40-75 homes for sale at one time. In fact a little under 50 homes sold in 2007. There is only a handful of streets that most of these homes are on including Shankin, Oakview, Lakeview, Wolverine, Tampa, Delmonte, Lucille, Ventura, Oak Island, Newport, Connecticut, and Darnell. Most of the homes on this side of town are either smaller ranches or bigger colonials. Real estate in Wolverine Lake can range drastically in price. Here you'll find properties catering to the first time home buyer, or million dollars plus estates for some of the Wolverine Lake waterfront properties. Wolverine Lake offers fishing for Walleye, bass, crappie, and bluegill. Additional fish species may be present.

Prevalent Architecture                        

Depending on what you are looking for, the Village of Wolverine Lake should   satisfy your needs. There are one and two bedroom cottages starting at $70,000 and then custom lakefront homes boasting over 4,000 square feet with prices over $700,000. The average asking price per square foot is approximately $166 and the average selling price per square foot in 2007 was $133. You will mostly find ranches and colonials as the prevalent architecture with a few tri-levels in between. Most of the lakefront properties reside on 40-50 foot wide lots and therefore homeowners are forced to build tall narrow homes to fit on the lot.

The past couple years there have been more foreclosures in the Village of Wolverine Lake. Investors are starting to buy distressed bank owned homes for very reasonable prices as more homeowners go through the foreclosure process in the Wolverine Lake Area. 

Oakland County is in the process of removing all septic tanks from lakefront homes and installing sewers. Wolverine Lake Village is also installing municipal water from the City of Detroit Water and Sewerage Department.

History

Wolverine Lake was created and brought about from the ideas of Dr. Howard Stuart. Spring, Mayie, Pork Barrel, Bickling,Taylor and Bradley were six small lakes that were combined to create what is now called Wolverine Lake. The six lakes were all surrounded by marsh land. One spring day in 1914 Dr. Stuart was out walking and thought of the creation of building a dam. He came upon the channel that crossed the road where the dam is now. The channel had filled with sand, making the water back up, flooding the land south of the road. At that time, Dr. Stuart thought that the six small lakes, surrounded by marsh, had possibly been one large lake at one time.

They ran into another barrier; the closing of a section line road between Mayie and Spring Lake. That road can still be seen today under the water of Wolverine Lake. The county attorney advised them they would have to get all the property owners to sign a petition to close the road. Construction of the dam finally began in the fall of 1919 with the help of many men and ten teams of horses. They encountered many disappointing setbacks; like striking a hole at the east end of the dam and filling in four feet of dirt each day and having it sink four feet each day, the raising and graveling of Benstein road at a cost of $6,000, two lawsuits wanting damages and one wanting the dam taken out. Dr. Stuart won each case including the last one that went all the way to the State Supreme Court.

Finally, the dam was completed. The fill is 600 feet long, the concrete structure is 72 feet across from one wing tip to the other. The main body and spillway is 24 feet and constructed on 26 feet of clay. From the bottom of the foundation to the top of the concrete it is 40 feet. One side of the dam settled 9-3/4 inches in the first month. They took levels for three years after that and it never settled anymore.

In making Wolverine Lake, an island was formed on Dr. Stuart's land, now appropriately named Stuarts Oak Island. Dr. Stuart can truly be called the Founding Father of Wolverine Lake, and the lake is the foundation and heart of the community. The residents concern for their lake and the aspiration to maintain control of it led to the formation of the Consolidated Subdivision of Wolverine Lake. Eight separate subdivision associations joined together in the early 40's to form a more feasible political force. Attempts to divide the lake and the surrounding community by incorporation by the neighboring communities led the Consolidated Subdivisions to try for incorporation as a home rule Village in 1954. A charter was approved by Governor G. Mennen Williams on May 11, 1954 and adopted by the voters on June 7, 1954.

Location

Wolverine Lake boarders Commerce Township, Wixom, and Walled Lake.

The Village offices is located at 425 Glengary Road. Boaters can take the road next to the Village offices to the Wolverine Lake Public Launch Site. The site features parking for approximately 15 trailers, public rest room, and one concrete launch ramp.
