• Condo Fees – A condo fee will vary in cost and some can be considerably high depending on the area.  Condo fees are an additional cost to your mortgage and will generally cover the following:
-Maintenance of common areas & common elements
-Reserve fund contributions
-Amenities
-Utilities for common areas
-Snow removal
-Trash removal
-Insurance policies (although you will need to purchase insurance for your specific condo)
-Property management fees
• Reserve Fund - An account established to anticipate costs and major repairs such as driveway resurfacing, roof replacement and new landscaping.
• Bylaws – Rules and regulations established by the board

How are condo fees established?  Fees are usually based on the annual operating costs for the entire building/complex and then divided by unit.   Each owner has a vote in the decision on whether condo fees should be increased if the board of directors asks for an increase.  It’s wise to ask if there is a reserve fund with plenty of money in it and to inquire about the last time major work had been done.  This will save you from dealing with a major increase after moving in.
