Have you looked at the real estate section of your local paper lately, or picked up the well known full color Real Estate Book lately? What used to be pages and pages of advertised homes has dwindled down to the point where it is almost not even worth printing. Everything in the world follows trends and the latest technology boom has changed the real estate world forever. The trend on how successful Realtors are attracting more buyers and getting more homes sold has evolved tremendously in the last five years.
So where do buyers find homes for sale? According to NAR (National Association of Realtors) only 3% of buyers bought a print advertised property. You can click here to see exactly where buyers come from. In fact recently many local papers are not even taking ads to advertise homes for sale, because it just does not pay the bills anymore.
Can you sell a house from advertising it in the local paper? Yes, but I would just rather spend my advertising budget on something that has a higher success rate. Buyers today want information and they want ALL the information right now! They want interior photos, not just a black and white exterior photo. They want to look at their own convenience. Buyers want to know the room sizes, the property taxes, etc. This can all be accomplished with a strong internet presence.
For example, if you go to google and type in top commerce township real estate agent, www.markzproperties.com is NUMBER 1 IN GOOGLE! You can also try number one Northville Real Estate Agent and you will notice this website is AGAIN NUMBER 1 for that search term. The same is true with hundreds of other top search terms in Southeastern Michigan. This is how I attract so many buyers in order for me to sell over 100 homes in 2008. Most agents don't even know where to begin when it comes to getting placed on the first page of google. This traffic brings in over 15,000 page views every month. That kind of exposure is priceless.
So the big question is why would a Realtor spend their money doing an activity that doesn't work? Well actually there are two reasons for that. Number one, most Realtors don't have the courage to stand up and tell a homeowner that advertising in the pretty magazines and local papers is a thing of the past and does not work.
Have you ever noticed when a property is advertised in the paper, the Realtor leaves out the price or the address? Isn't that the most frustrating part of looking at homes in the paper? Well there is a logical reason for that. Have you heard of the old bait and switch tactic? A buyer calls the real estate agent to ask about the advertised property, and realizes that it is out of their price range. So what does the Realtor say, "Hey I have 4 other homes priced much better and look a lot nicer, when do you have time to see them." They take the buyer to see the other properties that meet their criteria, sell them a house and make their 3% commission. So did they really do that seller justice by advertising their property?
