Should You Do A Home Inspection?
Buyer Tips, Selling Tips
I’m often surprised at the number of both buyers and sellers out there that are unfamiliar with the home inspection process. Although a home inspection should not be used as another bargaining tool, it is highly unlikely that you will not uncover at least the amount you paid (Average home inspection is $300), in repairs that the Seller will take care of prior to closing for you.
What I mean by that is, the average home inspection will cost you $300, and lets say your home inspector finds some minor things that need to be repaired. Usually the Seller will cooperate and get those items fixed for you prior to closing. Had you not engaged in a home inspection you most likely would have paid a lot more than $300 to fix the minor repairs. Money goes quick and most service technicians charge a minimum $75 trip charge just to say "hello."
Home inspections are a helpful tool that can not only grant some peace of mind but also can save some serious money and headaches. You’ll be enlisting the help of an objective, experienced professional that knows precisely what to look for. No one likes unpleasant surprises, and having a potential home inspected greatly reduces the likelihood of unexpected malfunctions or defects discovered after the papers have been signed. In addition to alerting you to potential repairs ahead, you will also be made aware of the basic functionality of the home, such as where valves and breakers are located. A home inspection also aids in the negotiation process, as any negatives can be accounted for in the final bidding on the home.
As useful as a home inspection can be for buyers, they can also be of great help to sellers. Home inspections provide the seller with a deeper knowledge of their product, thus allowing them the opportunity to make fixes and repairs before putting the home on the market. Even if nothing major is unearthed, you will be able to prove to shoppers your honesty in dealing and will have some concrete proof of worth.
Whether buying or selling, it is recommended to be in attendance during the inspection, to ask questions and get clarifications. Upon completion, you will be provided documentation of the inspector’s findings on the home. While the actual decision to get a home inspection is up to you, it’s never a bad idea, especially in the case of buyers.
