Bathroom Staging Tip #1:

Commodes:  Replace colored and dated commodes with inexpensive white ones.

Be sure and remove the utlitarian items from around your commode for showings and photo marketing!!

Bathrooom Staging Tip #2:

Update the old lighting!!  Lighting is an easy and inexpensive update to make a bathroom feel more move-in ready!

Special note:  the removal the old wallpaper helps too.

Bathroom Staging Tip 3:

Remove the wallpaper or neutralize the existing paper to appeal to more buyers!!

Bathroom Staging Tip #4:

Update the old vinyl flooring!  Updates to master bathrooms can help sell a home!  Many flooring materials can be purchased inexpensively and installed right over the existing floor, saving on removal costs, mess, and the adding to our landfills!

.....notice how this bath also received new paint, lighting and the addition of hardware?

Bathroom Staging Tip #5:

Worried about your bath vanity being dated?  Try updating or adding hardware to give it a new look!

...notice that this seller also updated her faucet and bath accessories too??

Bathroom Staging Tip #6:

Have a shower curtain?   BEWARE of dated colors, strong patterns, and wear and tear!

Here's a great example showing how a new accent color updates the look of the entire bathroom!    (The homeowner had already removed the wallpaper )

Staging Bathroom Tip #7:

This is a simple, but CRUCIAL Tip...  ALL of your bathrooms must be Q-TIP CLEAN!!

Dirty, cluttered bathrooms will KILL A SALE!

...this includes all toiletries and other utility items left out for daily living!!    Put them away for showings and photos.

Bathroom Staging Tip #8:

Does your bathroom have a case of the BLAHS???    Many bathrooms are so neutral that they lack the visual interest that is so important for your home to stand out above the competition...

Be sure to add color to your neutral backdrops!   This can easily be achieved by adding colorful accessories and artwork to white walls.

Bathroom Staging Tip #9:

Remember: the sale lies in the DETAILS!!   Be sure to add special touches to your bathroom after cleaning, removing the toiletries, and stasing away any other unsightly "stuff".

This is absolutely critical to generating EMOTIONAL APPEAL for the buyer!!    It is emotional appeal that typically generates an offer.

Bathroom Staging Tip #10:

EXPOSE and HIGHLIGHT the features and fixtures you are trying to sell!!!

Remove the bath rugs from your floor and commode - remember, you're selling the floor and the commode!   Many buyers can become suspicious that sellers are hiding cracked tiles or possibly hiding deferred maintenance on grout!

Highlighting Architecture:  The photos in the center shows how an iron art piece hung in the shower can draw a buyer's eyes to the high ceilings.   The far right photo illustrates how a plant sitting directly below the skylight can focus the buyer on this feature of the bathroom that may otherwise be missed.
