marketing_a_home_in_metro_detroit_247Regardless of the type of market we're in, whether it's a buyer's or a seller's market, employing good marketing strategies can help you sell a home in Metro-Detroit much faster.  Effective marketing commands higher prices and could mean the difference a long wait or a fast turnaround.

If you're interested in selling your home in the Metro-Detroit area, here are some of the most important elements to consider from a marketing standpoint, and these are some of the tried and true tactics we use to help homes get sold.

1. Photographing the front of the home

With the growing use of digital technology and the web, potential buyers searching out homes for sale in the Metro Detroit area typically start their search online.  Because of this, high quality photos are essential.  Any listing without a photo, or poor quality photos, are passed over and ignored completely.

Buyers are visual, and they want to know they're buying something that is attractive - with great curb appeal.

  • Crop the photo down to put focus on the home
  • Avoid shade on the home
  • Take photos only after vegetation is cleared and natural obstructions are eliminated
  • Remove personal items and vehicles where possible.
  • Get up close and angled photos

2. Taking better exterior photographs

If you own a property with no yard, such as a condo or townhome, then get pictures of the amenities you (and buyers) will have access to.  If you do have yard in the front and back, take pictures from multiple angles.

  • Shoot for long angles to emphasize space
  • Trim grass and bushes, trees, etc.
  • Remove all evidence of pets
  • Remove toys and children's belongings

3.Quality interior photos get homes sold in Metro Detroit

Even if you suspect that some of the rooms in your home may not photograph well due to angles, take pictures of every room.  The resulting photo might just turn out to be flattering to the right buyer.

  • Open drapes and blinds in every room to enhance the space and make it appear more open
  • Turn lights on for better lighting, giving rooms a "lived in" feel
  • Highlight special features such as the condition of the floor or a marble fireplace
  • Use floral arrangements to enhance the space in a picture
  • Don't shoot into mirrors where your image or flash can reflect

4. Provide virtual tours

Buyers love virtual tours that allow them to see the open space of a home.  Even if you're only provide a few spins in the home.  A well-designed tour will lead the buyer through the home, providing a complete 360 degree view. 

5. Signage on your property

It's good to advertise that the home is up for sale.  This encourages people driving around shopping neighborhoods to take the info or number and call the agent.  If you have a corner lot, put up two signs.  If you're on good terms with your neighbors, ask them to help your campaign by putting up another sign with flags pointing toward your property.

6. Get into print advertising

A lot of buyers are searching online but they also use a variety of other resources when they look up homes for sale in Metro-Detroit.  If you hear someone saying "everywhere I look I can see listings for your home" then you're doing something right.  Make sure you put ads into major newspapers like the Detroit News, find local listings and papers you can get an ad into, and check the press date of real estate publications to see if you have time to get listed.

7. Host an open house

It might seem a little old fashioned, but holding an open house is still an effective way to get visibility - especially if your home is in a popular neighborhood.  Place open house signs to direct buyers to your home.  Put out online and news advertisements and invite your neighbors over.
